Summary of Role
Are you a chartered Surveyor looking for a new role? Our client are looking to add to their growing team. As a Chartered Surveyor you will assist the Markets Manager in managing and enhancing the market portfolio. The role includes ensuring compliance with all lease obligations, reviewing expenditure and recharges, maximising income, and improving operational performance across wholesale and retail functions. Our client is looking to pay a salary up to £49,000
 
Key Responsibilities
  • Handle complex landlord and tenant issues including rent reviews, lease renewals, rent arrears, and new lettings.
  • Lead estate management initiatives and support asset management and general property queries.
  • Provide professional advice in managing service charge accounting across the commercial investment portfolio.
  • Prepare accurate estate budgets and ensure they reflect expected costs.
  • Monitor and manage income and expenditure for the assigned property portfolio, leading negotiations with property agents and tenants on lease terms and related matters.
  • Collaborate with stakeholders and partners to share knowledge and draw on appropriate expertise.
  • Create and monitor service charge budgets, including necessary adjustments and journals.
  • Prepare and present management and committee reports with clear, expert advice and recommendations.
  • Monitor financial performance and provide reporting for senior management.
  • Develop in-depth knowledge of the property portfolio.
  • Effectively manage a demanding workload.
  • Deputise for the Markets Manager when required.
  • Ensure compliance with health and safety and risk management policies.
  • Provide standby cover for operational incidents outside normal working hours.
 
Education, Qualifications & Training
Essential:
  • Full UK driving licence
  • Chartered Surveyor (Member of the Royal Institution of Chartered Surveyors – MRICS)
  • Evidence of ongoing professional development (CPD)
Desirable:
  • Degree-level qualification in a relevant field
 
Skills, Knowledge & Competencies
Essential:
  • Proven experience negotiating property leases and transactions
  • Knowledge of commercial property asset management, investment, and development
  • Experience managing a commercial property portfolio
  • Excellent communication, presentation, and report-writing skills
  • Strong negotiation, analytical, time management, and problem-solving abilities
  • Solid market knowledge and technical expertise
  • Experience preparing property option reports
Desirable:
  • Experience with property management systems
  • Familiarity with development opportunity appraisals
